Its perfectly flat except for the little rises over the canals, basically loops around the rowing lake so two long straights (going out there are a few mild turns), a short straight at the far end and and a long curve coming around the clubhouse and transtiion area. Its fast but the wind is normally blowing so expect to fly going one way and a nast headwind the other. Not sure about the running course, but must be flat in that area as there are no hills around there. After all, its on the thames flood plain. So I'd expect a fast time.
